An EPC tells you how energy efficient the property is. EPCs rate a home from A (very efficient) to G
(inefficient). They’ll tell you how costly it will be to heat and light your property, and what its carbon
dioxide emissions are likely to be. The EPC report also includes information on what the energy
efficiency rating could be if you made the recommended improvements. It also highlights cost effective
ways to improve your EPC rating. Even if you rent out the property, you should still try to make the
recommended improvements noted on the EPC, such as switching to more energy efficient light bulbs,
loft insulation, cavity wall insulation (where possible), double glazing, etc
An EPC report is valid for 10 years from the date of issue. Please keep up to date with any changing
legislation and stay ahead of the game when it comes remaining compliant. Ask us if you are unsure
about anything.
As of 1st April 2021, every tenancy in England requires a valid EICR certificate. Landlords must supply
tenants with a copy of a valid EICR at the beginning of the tenancy; upon issuing a new contract (incl.
renewals); and upon request from any tenant, within 28 days of receiving a written request. We can
arrange this on your behalf if you do not have a valid EICR.

regard to the condition and safety of electrical equipment and appliances in tenanted premises. The
owner being responsible for all costs involved.
Advising on and ensuring compliance with the Gas Safety (Installation and Use) Regulations 1994 &
1996 with regard to the inspection, maintenance and keeping of records in respect of gas appliances in
tenanted premises. The owner being responsible for all costs involved. CO alarms must also be fitted
conforming to current government legislation.
